Louisville foreclosures online marketplace created for buyers and sellers.
While online MLS systems have thrived in assisting traditional homebuyers and sellers during the past decade, those involved in investment real estate have been operating in a hazier world of disjointed communication. Recently-launched Uvestor.com is tackling this issue with a website that caters specifically to the needs of Realtors and Real Estate Investors that focus on Louisville foreclosures, short sales, wholesales, bank owned and distressed properties.
Uvestor.com’s information format is key. Since many of these properties involve refurbishment, the sellers on Uvestor list estimated repair costs with each property. In addition, the website’s photos are unusually large so that potential buyers can see in detail exactly what needs to be addressed. Potential equity is calculated based on the sale price, repair costs and estimated value after repair. Since the site was designed with investment real estate in mind, it can accommodate needs that have been neglected in the past.
“Real estate investors and the agents that sell to them have been forced to use tools that weren’t designed for their needs,” said John Williamson, Founder and President of Uvestor, LLC. “Around the country right now, investors and agents are using spreadsheets and flyers to sell these distressed properties. That is not going to help move the glut of foreclosed and damaged homes. Uvestor.com will.”
“Louisville Realtors and investors are going to love this system,” he added. “At only $8 per property per month, this is the most cost effective marketing tool available. With almost 900 west-end properties for sale right now, a system with detailed property condition data is going to help everyone take advantage of the best buying conditions we have ever seen in Jefferson County and its surrounding areas. I expect to see homes selling anywhere from $10,000 in the west end, to $50,000 in PRP, to $130,000 in Jeffersontown, to $190,000 in the Polo Fields.”
Louisville.Uvestor.com is the pilot market for Uvestor. After their Grand Opening Party at 6pm on May 29th at the Mellwood Arts Center, Uvestor.com will open its doors nationwide, offering $120 of free credits to the first 100 members in every market.
